Cypress Oaks Commercial Development
The multiple properties along Cypress Oaks are all listed as commercial development sites. Fidelis has purchased the largest of the tracts, along the north side of Cypress Oaks west of Enchanted Oaks. This property development has started as of November 2025 and will be completed within 9-10 months.
The property will become a commercial retail development with two large buildings. There is no information available as to what type or businesses will become tenants of these buildings once completed.
The property will have a 10' concrete wall built along the north property line to provide a sound barrier for the residents who live adjacent to the property. There will also new trees, irrigation, and shrubbery added along that new concrete wall to give it a better aesthetic. The board has also agreed to extend this 10' concrete wall along the west side property line all the way to Cypress Oaks.
Traffic patterns and entrance/exit of vehicles was a major concern for the board and was discussed numerous times with the property developer. There will be three entrances/exits to the new development with two along Cypress Oaks and one on Enchanted Oaks. The developer has agreed to add signage for exits specifically for commercial vehicles to exit towards the 45 feeder and has designed the Enchanted Oaks exit with a "pork chop" to drive exiting vehicles south instead of turning north onto Enchanted Oaks. It is not against the law for commercial vehicles to drive on residential streets and the board has asked our engineering consultants to discuss possibilities with Harris County Precinct 3. The developer is very confident that the vast majority of commercial traffic will choose the easiest paths for driving box trucks and possible 18 wheelers and they will choose to get to the 45 feeder instead of dealing with residents streets, parked vehicles on the street, and sharp turns.
